We Need Your Voice to Support Thoughtful, Responsible Urban Growth in Montrose

The proposed Montrose Mix Use development represents the kind of smart, inclusive growth our neighborhood needs.

But it depends on approval of a setback variance — reference number 2025-1601 — that will determine how responsibly this narrow plot can be developed.

Without the variance, more vehicles will be forced to enter and exit directly from Montrose Blvd, our already-busy arterial.
The variance allows service vehicles to use W Clay instead, minimizing traffic and improving safety. This is the best available solution for a challenging site that needs reasonable flexibility.

Why We Support This Project

Responsible Planning
The setback change enables safer access and better traffic flow. It gives the developer flexibility to design a project that works for the site, the street, and the neighborhood.

Transparent Communication
The developer has been a clear communicator, presenting their plans and variance request at multiple civic association meetings and going beyond any legal obligation to keep the community informed.

Smart Growth for Montrose
Montrose is exactly where we should be adding new homes and neighbors. The area is receiving millions of dollars in public investment and sits in a high-resource, low-flood-risk corridor next to Houston’s greatest green space — Buffalo Bayou.

Housing for All
Home prices in Neartown have risen from $500K to $600K since 2019. The Icon will bring diverse housing options for families who want to live in Montrose.
Opposing new housing only limits who can share in our community — and Montrose has always been about inclusion.

Community-Backed Urbanism
A 2023 survey showed that 60% of residents prefer mixed-use buildings over single-family homes.
Projects like this are what keep Montrose vibrant, walkable, and desirable.

Connected & Sustainable
This project will not worsen congestion — it’s located 10 minutes by bus from downtown and 20 minutes from the world’s largest medical center.
With schools nearby, future children can walk to class, reducing car dependency.

True to Montrose Character
Montrose’s superpower is its diversity of housing types. Townhomes, duplexes, towers, and historic homes all coexist here — and that eclectic mix is exactly what makes this neighborhood special.
